VanPelt 47 acre tract (Liber 162, folio 105) of which this parcel is a part; thence, along and with said road and the 6th line (relocated) of said tract, South 36 degrees 00 minutes West, 62 feet to a locust post, 6th corner to the George Guynn Tract; thence, leaving said road along and with the 5th line of Guynns reversed, North 43 degrees 00 minutes West, 122.4 feet to a locust post on the West bank of a run, said post being Guynns 5th corner; thence, along and with Guynns 4th line reversed, North 50 degrees 15 minutes East, 43 feet to a stone in the 5th original line; thence, along and with the latter portion of said line, South 48 degrees 00 minutes East, 113.7 feet to the BEGINNING, containing 6,195 square feet, more or less. TERMS OF SALE: A cash deposit or certified check of $10,000.00 shall be paid at the time and place of sale, except no deposit shall be required of the Mortgagee, its successors or assigns, balance in cash at settlement, except that if the mortgagee, its successors or assigns is the purchaser, a credit will be allowed for the mortgage debt, which shall be twenty (20) days after final ratification of sale by the Circuit Court for Allegany County unless said period is extended by the Substitute Trustee, his successors or assigns, for good cause shown, time being of the essence; interest at the rate of 4.5% per annum shall be paid on unpaid purchase money from date of sale to date of settlement.
